What will buying a home in Belgium cost?

Start with the price, borrowing and savings. BeeHabi adds supported purchase taxes and estimated deed fees, then shows the cash you need and your monthly loan payment. Unpriced works and other expenses stay visible. Review the assumptions before using the result to plan a purchase.

The same price, different purchase taxes

Illustration: €300,000 taxable purchase price, ordinary existing home, full ownership, 2026 dates. Reduced amounts assume every relevant condition is met. Tax only: deed fees, mortgage costs and other expenses are extra.

Tax is only part of the purchase budget

The calculator estimates deed costs for supported 2026 cases and uses them as a clearly labelled 2027 planning allowance. Works, bank costs, upfront insurance, moving and completion adjustments need your own figures or quotes. Unknown items stay excluded from the subtotal; they are never treated as zero.

Announced change — legislation still to confirm

Flanders: what about 2% and 3% in 2027?

The official pages describe an intended increase to 3% for agreements from 1 January 2027, subject to legislation. This is not a confirmed deadline or a reason to rush a purchase.

Turn an estimate into a useful decision

  1. Add your own figures and check the costs still unpriced.
  2. Compare two properties, keeping the financing assumptions visible.
  3. Write why each property fits, what concerns you and what you need to check next.
